Buying an apartment in Poland with Konto Mieszkaniowe: how to save your savings
Buying a home in Poland is increasingly becoming a matter not only of income but also of time. While people are saving for a down payment, inflation and rising real estate prices gradually erode their savings.

As a result, even with regular savings, the actual affordability of an apartment may not improve. It was to address this problem that the state-run "Konto Mieszkaniowe" program was created.
The main goal of Konto Mieszkaniowe is to protect accumulated funds from inflation and rising housing prices while the future buyer prepares for the transaction.
A homeowners' account is a special savings account intended exclusively for home purchases. Funds in it cannot be used for other purposes without losing state benefits.
The program's key feature is the state bonus (Premia Mieszkaniowa), awarded annually. It is calculated using a more favorable indicator:
- or the inflation rate,
- or an increase in real estate prices.
Thus, savings are partially “adjusted” to the actual dynamics of the housing market, which is not possible with regular deposits.
Conditions for opening Konto Mieszkaniowe
The main conditions of the program are as follows:
- monthly contributions from 300 to 2000 zlotys;
- accumulation period - from 3 to 10 years;
- the money can only be used to purchase an apartment, house, or as a down payment on a mortgage;
- If funds are used for other purposes, the state bonus is lost;
- The bonus is calculated annually and paid subject to compliance with the program conditions.
Calculation example: 2000 zł per month for 3 years
For clarity, an estimated average state bonus rate of 10% per annum is used. In reality, this figure varies annually, but this level provides a clear idea of the potential outcome.
| Parameter | Sum | Comment |
|---|---|---|
| Monthly payment | 2000 zł | Regular replenishment |
| Accumulation period | 3 years | 36 months |
| Own contributions | 72,000 zł | 2000 × 36 |
| State Prize (assessment) | 7,200 zł | ≈ 10% of the contribution amount |
| Bank commission | –72 zł | 1% of the premium |
| Bank interest | ≈ 2,000 zł | Valuation at ~2% per annum |
| Total after 3 years | ≈ 81,128 zł | Total amount of savings |
Conclusion from the table
With regular contributions of 2,000 zł per month, you can accumulate approximately 81,000 zł over three years. This amount allows you to:
- cover 10% of the down payment for an apartment worth up to ~800 thousand zł;
- or 20% of the contribution for housing worth up to ~400 thousand zł.
Thus, Konto Mieszkaniowe does not replace a mortgage, but it does allow you to reduce your credit burden and improve your initial purchase conditions.
In which banks can I open a personal account?
Currently, Konto Mieszkaniowe is offered by several major banks in Poland, including:
- PKO Bank Polski
- Bank Pekao
- Alior Bank
- Santander Bank Polska
- mBank
Bank interest rates may vary, but the government premium is the same regardless of the bank chosen.

Can a foreigner open a business?
Polish citizenship is not a requirement. A foreigner may open a business account if they meet the following requirements:
- legal stay in Poland;
- the ability to open a regular bank account;
- lack of residential property ownership in Poland.
In practice, having a PESEL identification code and a valid residence permit (karta pobytu) significantly simplifies the procedure, as banks focus primarily on client identification and the bank's internal rules.
The Mieszkaniowe Konto is a tool for preserving the purchasing power of savings, not a way to instantly solve a housing problem. The program is designed for those planning to buy a home in a few years and want to minimize the impact of inflation and rising real estate prices.
By making disciplined payments and adhering to the terms and conditions, Konto Mieszkaniowe allows you to approach the purchase of an apartment more prepared and with less financial burden.
